IMPORTANT NOTE

S&CC is due on the first day of every month and payable, without demand from the Town Council, by the lessees and tenants of the Housing and Development Board (HDB) flats, shops/offices and market/food stalls within Tanjong Pagar Town.

We give our residents a one-month grace period to pay their S&CC. This means that if the payment is made within the calendar month, late payment penalty fee will not be imposed.

The monthly S&CC goes towards the maintenance and upkeep of the common property within Tanjong Pagar Town.

  1. The rates specified under the heading “ Normal rate ” for items 1 to 5 of Part 1, items 1 to 4 of Part 2 and items 1 to 4 of Part 3 shall apply to a flat
    • where none of the owners or tenants and none of the authorised occupiers of the flat are citizens of Singapore;
    • where any of the following persons has an interest in any residential property not owned by or vested in the Board, or in any industrial or commerical property (whether or not owned by or vested in the Board):
      • any owner or essential occupier of the flat, if the flat is sold by the Board;
    • that is owned by or let to any body corporate; or
    • that is vacant.
  2. The rates specified under the heading “ Reduced rate ” for items 1 to 5 of Part 1, items 1 to 4 of Part 2 and items 1 to 4 of Part 3 shall apply to all other flats.
  3. In paragraph (1) ––
    “authorised occupier” has the same meaning as in Section 2(1) of the Housing and Development Act (Cap 129); “essential occupier”, in relation to a flat sold by the Board, means any authorised occupier of the flat who, together with any lessee or other authorised occupier of the flat, will form the necessary family or social nucleus to qualify the lessee to purchase or to continue to own the flat;
    “tenant” means any tenant of the Board with respect to an entire flat.
  4. The rates specified are inclusive of 9% GST.

  2. Eligible households will receive the S&CC rebates in April 2024, July 2024, October 2024 and January 2025.
  3. Households with no Singaporean flat owner or occupier in the flat, whose flat owner(s) or essential occupier(s) own or have any interest in a private property, or have rented out the entire flat, are not eligible for the S&CC Rebate.
